Excavation

Dig Excavation for basement and garage foundation to solid soil
Backfill Backfill is postponed until foundation walls have cured

Foundation

Footings 8” X 16” 3000 PSI reinforced concrete on solid soil
Basement Walls 8” X 8’ 3000 PSI reinforced concrete. One egress window and one standard basement window.
Water Proofing True “Waterproofing” polymer based liquid-applied membrane sprayed on from footing to grade line (comes with 10 year limited warranty). Perforated tile around exterior footing integrated into sump pit and covered with 6” of ½” clean gravel.  Also, perforated tile around interior under basement floor and integrated into sump pit

Concrete Flatwork

Basement Floor 4” of 4000 PSI concrete on 4” of ½ clean gravel with #4 rebar 4′ O.C. and with 6 mil vapor barrier between.
Garage Floor 4” of 4000 PSI reinforced concrete on 4” of ½ clean gravel with #4 rebar drilled and pinned to foundation 24” O.C.
Driveway & Sidewalks: 4” of 4000 PSI reinforced concrete on 4” of ½ clean gravel with #4 rebar drilled and pinned to foundation 24” O.C. with broom finish
Stoops & Porches 6” of 4000 PSI reinforced concrete with #4 rebar 12” each way
Back Patio 10’ X 10’ patio poured 4” of 4000 PSI reinforced concrete on 4” of ½ clean gravel with #4 rebar 24″ O.C. with a broom finish

Framing

Floor System: 2 X 10 dimensional lumber floor joists 16” O.C with ¾” tongue and groove OSB glued to joists and nailed on with ring shank #8 nails.
Wall System: Wall height on first floor is 9’. Wall height on second floor is 8’. 8’ garage wall studs. All wall studs are 2 X 4 spaced 16” O.C.
Exterior Wall Siding Sides and Rear of house shall be single wall construction with primed smart material exterior siding.
Ceiling System: 2 X 6 dimensional lumber ceiling joists spaced 16” O.C. (except when engineered trusses are used) Sloped ceiling in living room (except 2 story homes) Vaulted ceiling in master bedroom (except 1 ½ story homes)
Roof System: 2 X 6 dimensional lumber rafters 24” O.C. reinforced with collar ties and purlin bracing. (except when engineered trusses are used) 7/16 OSB roof sheating with plywood clips.
Eaves & Overhangs: 16” vented soffit and 1 X 6 facia on sides and rear of house. 12” gable soffit unless otherwise noted on plans. Front elevation shall have 1 X 10 facia where applicable.
Pre-Constructed for Future: Zero clearance fireplace and attic fan

Exterior Doors & Windows

Front Exterior Door: 3’-6” X 8’ radius or arched top, fiberglass, plank door with decorative hardware.
Remaining Exterior Entry Doors: Insulated doors as per plans
Sliding Glass Doors: Thermopane insulated door, color to match windows
Windows: Vinyl, single hung, thermopane, removable sash, with screens
Overhead Garage Door: 16’ wide and a full 8’ tall uninsulated metal garage door with garage door opener

Roofing: “Weather Gray” 30 year laminated dimensional shingles on #15 pound felt.
Guttering: 5” seamless painted aluminum gutter with 2” x 3” downspouts

Furnace: 80% AFUE gas back up furnace sized per plan
