Background: Troy grew up as the fourth generation in a family of home builders.  Raised in a family that believed in mastering multiple construction trade skills – “When times got tough we would perform most of the trade work ourselves on each house we built. This attribute proved invaluable when contracting out the work to others because we set the quality standard within their trade not the other way around.”

Troy started building homes in 1979, and has built more than 850 residential and multifamily homes. Bellah Homes developed innovative techniques to build housing better and more efficient, as well as designing custom floor plans and exterior treatments. As one of the first home builders in the Greater Kansas City area to earn approval from the Federal Housing Administration (FHA), Troy holds a Graduate Master Builder (GMB) designation, the highest designation available through the National Association of Home Builders. He was a former member of the Custom One Home Builders Association and served as Chairman of their Construction Management Committee that taught other members more efficient building techniques and procedures.

LAND DEVELOPER

Troy is also a land developer and has developed over 1100 residential lots in the Lee’s Sumit Area

• Greystone Park, Located in Lees Summit, Started in spring of 1984. This was a PUD development successfully developed, marketed and sold the entire 69 lot development in a one year period.
• Crystal View Estates, Also in Lees Summit, Started in 1987, This was the second fastest growing subdivision in Jackson County that year, developing and marketing 208 lots in a 3 year period.
• Amber Hills, Lees Summit, Started in spring 1991, This was the fastest growing subdivision in Jackson County that year, developing and marketing 251 lots in a little over 12 months.
• Silver Pointe, Lees Summit, Started in 1992, smaller in scale but very successful in developing and selling 41 lots in less than 3 months.
• Sterling Hills, Lees Summit, Started in Fall 1993, This subdivision was the most challenging due to its hilly and rocky terrain, but was very successful in developing and selling 253 lots in a 2 year period.
• Princeton Heights, Lees Summit, Started in spring 1995, and sold the last of the 306 lots November 1998.

LICENSED REAL ESTATE BROKER

Troy obtained his real estate brokers license in 1988.

• Started Land Equity Real Estate Company in 1989. This company has sold over 350 residential and multifamily units.
• Land Equity has had as many as 6 agents working on new home sales.

• Served as the Prime Negotiator on behalf of the Kansas City Land Developers.
• Awarded “Best Booth” honors by Kansas City Homes & Gardens Magazine for exhibit at the 1989 Kansas City Home Show.
• Holds a Graduate Master Builder (GMB) designation thru the National Association of Home Builders.
• Holds a Certified Green Professional (CGP) designation as well.
